Land devlopment is one of the best methods of increasing the value of land, thereby opening the door to building wealth through real estate. Many, if not most of the richest people in the world have made their fortunes in real estate.
Land developers typically acquire natural or unimproved land and improve it with roads, utilities, grading, and CC&R's (conditions, covenants and restrictions) which will stay with that land when it sells and will dictate the nature of future improvements to it. Infrastructure improvement provides a base for further development. CC&R's define the context in which future building improvements may take place on particular parcels: a sort of private zoning code limited only to those properties. The actual zoning codes are legal government controls, determining the specific uses for the land. Typically permits are obtained and sometimes even re-zoning for planned unit developments. Once these improvements have been made to the raw land, it may be subdivided and sold to building developers, who acquire raw land, or improved land, in order to construct building projects.
